Terms of service

apt. is a place to advertise and find rental properties in Sri Lanka. We are a listings site, not an agent, broker or landlord. We do not own, inspect, manage or let any of the properties advertised, we are not party to any tenancy agreement, and we take no commission.

You need an account to list a property, save homes or contact a lister. You must give a real email address, keep your password to yourself, and be at least 18. You are responsible for what happens under your account.

If you post a listing, you confirm that:

• The property is real, and you own it or are authorised to advertise it.
• It is genuinely available at the rent and terms you state.
• The photographs are of that property, and you have the right to use them.
• The map pin is where the property actually is.
• The advance, deposit and commission you state are what you will actually ask for.

Bait listings — advertising a property that is not available, or at a rent you do not intend to honour — are the single thing this site exists to be an alternative to. We will remove them and the account behind them.

You keep ownership of everything you upload. By posting, you give us permission to display it on the site and in search results and link previews.

Contact details are shown to signed-in people so they can enquire about a home. You may not collect them in bulk, use them for marketing, or pass them on. Automated access, scraping and bulk downloading of listings or contact details are not permitted.

Listings are written by the people who post them. We apply automated checks, but we do not verify that every claim is true, and we cannot guarantee that a property, price or person is as described. Satisfy yourself before paying anyone anything.

Walk times and distances are estimates calculated from map data, not measured routes. Move-in cost figures are illustrative arithmetic based on the terms in a listing, not a quotation.

Nothing on apt., including anything about leases, deposits or stamp duty, is legal advice. Take proper advice before signing a tenancy agreement.

The service is provided as it is. We do not promise it will always be available or free of errors.

To the extent the law allows, we are not liable for any loss arising from a transaction between a tenant and a lister, from the accuracy of a listing, or from your use of the site. Our dealings are with you as a user of a free listings service, and nothing here limits liability that cannot lawfully be limited.

We may remove a listing or suspend an account that breaks these terms, misleads people, or is used abusively. You can delete your own listings at any time, and ask us to close your account.

These terms may change as the service does. The date at the top shows when they last did. Continuing to use apt. after a change means accepting it.
